Yes, and we recommend it. A pre-lease budget tells you whether the tenant improvement allowance on the table is adequate, and it gives you a documented number to negotiate against. We walk the space, review the work letter, and provide a cost picture with no obligation to hire us for construction.

Yes. If you have a permit-ready set, we price and build from it. If the drawings are partial or the landlord provided a space plan only, we can tell you what is missing to reach permit, and we can bring in design partners under a design-build agreement if you would rather have one contract covering both.

We handle it. That includes preparing and submitting the permit package, tracking plan review, responding to reviewer comments, coordinating trade permits, and scheduling inspections. You will be asked to sign as the property owner or authorized agent where the jurisdiction requires it.

We build the schedule backward from your commencement date, identify the long-lead items and review milestones that threaten it, and tell you during preconstruction if the date is not realistic. If it is not, you learn that while you can still address it in lease negotiation, not after you are paying rent on a space you cannot use.
